Home ownership requires ongoing maintenance to keep your home in good shape for everyday living and for new buyers when you are preparing to sell. Ignoring these maintenance issues can lead to huge repair costs.
We recommend that you prepare an annual maintenance list that you can monitor year after year to keep you on track with these items. It is easy for time to slip by and before you know it you have an issue that could have been prolonged if not avoided.
Here is a list of items for you to consider when making your annual maintenance list.
- Replace your air filter in HVAC system on a regular basis
- Change batteries in your smoke detectors at least twice a year. Many recommend doing this at each time change which is a good habit to work to achieve.
- Clean lint from dryer ducts and vents to prevent fires and increase the dryer’s efficiency.
- Have A/C system cleaned and serviced (May)
- Have furnace and heating system cleaned and serviced (August)
- Cut back branches or trees that touch the siding or roof.
- Test GFCI circuit in garage and/or utility room
- Inspect grout in bathrooms and kitchens and repair and seal as needed
- Inspect decks, fences and gutters for any repairs needed
- Remove toe plate from dishwasher and check for leaks and repair if needed.
There are other maintenance items you should do as well but hopefully this list will get you started on your annual maintenance list for your home and you can build on this for the future care of your home.
